Our Process

 

I’m interested in a Homeful building - where do I start?

The best place to start is booking a consult or site visit with us here, to discuss your needs, timeframe + budget. From there, we are able to launch into Stage One (see below), to assess the feasibility of your new house, shack, ancillary, space, etc.

Our Homeful process is a streamlined design process as we have already done the design thinking for you! Our Homeful process takes between 6-12 months. See below for a breakdown of our process.

 

Stage One:
Feasibility Package


A Feasibility Package is the first step to realising your Homeful project, providing the answers to the big questions: regulations, siting, options, timeframes + probable costs. Your Feasibility Package includes:

  • Site visit with your Project Leader + analysis

  • Project plan + brief, including:

    • Property, site, regulatory + authority information

    • The approval process relevant to your project/property + scope of work

    • Initial estimate of probable costs

  • Prepare initial site plan + selected Homeful building arrangement

  • Define the customisations you need

  • Provide our list of Homeful preferred builders

Nominal timeframe: 3-4 weeks

 

Stage Two:
Design Customisations

An opportunity to individualise your chosen Homeful plan. We work with you to customise your design to meet your specific needs + to design additional buildings or structures. Your Design Customisations Package includes:

  • Updated project plan + brief, including probable costs

  • Customised site plan

  • Customised Homeful Design Package

  • Customised 3D model views

  • Mood boards

Nominal timeframe: 3-4 weeks

 

Stage Three:
Development Approval Process

In Lutruwita/Tasmania, Development Approval is a regulatory process where permission is sought from the local council or planning authority to use or develop land. We document + take care of collating your submission package. Your Development Approval Process Package includes:

  • Refined external material palette

  • Design Development Drawings for DA submission

  • Submission of the project for Development/Planning approval or exemption

  • Addressing any requests for further information

  • Project administration + consultant coordination

Nominal timeframe: 4-6 weeks
Approval time estimation: 2-7 weeks, depending on complexity of site (Councils have 42 days to make their assessment, if they ask for further information this will be longer)

We proceed with the following stage whilst your project is being assessed by council.

 

Stage Four:
Interior Design + Selections

This part of your project can feel overwhelming - to assist with decision fatigue we have a simple questionnaire + delightful interior palette options for you to choose from. Your Interior Design + Selections Package includes:

  • Detailed internal elevations of bathroom, kitchen, laundry + joinery

  • Interior selections + specification schedule

  • Interior palette mood board

Nominal timeframe: 4-6 weeks 

 

Stage Five:
Documentation + Building Approval

Pre-construction approvals are commonly made up of 3 approvals: Certificate of Likely Compliance (CLC), Building Approval (BA) + Plumbing Approval (PA). These are necessary authorisations to construct + ensure compliance to the National Construction Code (NCC) + Building + Plumbing Acts. We document + take care of collating your submission package, which includes:

  • Documentation drawings for pre-construction approvals

  • Complete specification of works including client preferences + all regulatory items

  • Prepare internal elevations of wet areas

  • Obtain consultant certificates + sign offs

  • Engage Building Surveyor + obtain Certificate of Likely Compliance

  • Submit + obtain plumbing approval from council if required (subject to Building Act)

  • Submit + obtain building approval from council if required (subject to Building Act)

Nominal timeframe: 6-8 weeks 
Approval time estimation: 6-8 weeks, depending on complexity of site

 

Stage Six:
Construction Management

optional - incurs additional fees by-the-hour as required

This stage offers assistance beyond the submission of your final approvals. It is additional + optional. We are happy to assist + support you with any issues arising during construction.

  • Hand over to chosen builder

  • Site visits + assistance as required

Construction management timeframe: Dependent on site conditions + builder availability

 

We always aim to work in a time efficient + considered way.

Throughout the process we manage all your consultants + approvals, + assist you in seeking cost estimates + pricing from builders.

Please keep in mind that these are nominal times and depending on the situation + the property, extra time may be required.

Contingencies should be put in place for extended time frames due to site, consultant + council time frames + extended decision making.

Total design + approval nominal timeframe: 6-12 months, pending council timeframes
